I'll make it simple
he invest $40 for 100 RR and membership then he earn $1 every day so he make $30 after a month but he has to pay $20 for RR ext and $20 for membership ext then it's -$10, I think it's better to include upgrade cost for calculate BEP

He do not losing money. He invested $20 for 100RR. His average will bring him $30 back. If he want to cover membership, he need to rent more. It is ridiculous to expect to cover membership with only 100 RR.
